Gardiner, New York is a part of a 45-square-mile town, which website modestly describes itself as "a minor civil division located in southern Ulster County." But we prefer to think of Gardiner as "New Paltz Lite." Both New Paltz and Gardiner real estate offer postcard views of the Shawangunk Mountains from the towns' vantage points along the mountains' eastern flank; both are convenient to highways and to bus and train depots; both include much agricultural acreage with a kind of "living in farmland" feeling; and both mix centuries-old structures with new Gardiner homes and businesses that were completed just yesterday. In addition to the small working farms and well-regarded wineries, Gardiner is also recognized as an easy commute to nearby small cities like Newburgh or Poughkeepsie, and even New York City 75 miles to the south didn't seem too far to travel for urban families in search of the good country life. As a result, there was a brief flourishing of subdivision construction offering large and lavish family homes, more so than there was to the west on "the other side of the (Shawangunk) mountains," where distances tend to be longer and commutes more involved.

Still, properties in and around Gardiner are overwhelmingly forested or rural. The most dependable source of suburban real estate lies around the main drive through central Gardiner, where a range of midwestern American home styles are on display, with characteristically large front decks, lap or brick facades, and various traditional details like dormer windows, exteriors shutters, and cozy loft spaces.

Unlike New Paltz just across its northeast border, Gardiner's population of not much over 5,000 isn't doubled by an influx of students. The result is a more relaxed, small-town feeling, far less traffic – and a longer drive back to New Paltz for the shopping, restaurants, and culture that inevitably accompany a state university, especially the "hottest small state school in the country".

Things to Do Around Gardiner, NY 

One of the primary attractions in Gardiner is the tranquil and scenic surroundings. For example, the Wallkill Valley Rail Trail runs through the center of Gardiner, connecting with the larger town of New Paltz to the north, through miles of idyllic farmland and forests. 

The Wallkill River also runs past the town a short distance west, and on the opposite shore, just a few minutes from “downtown” Gardiner, is the Yogi Bear’s Jellystone Park resort, with pools, a waterpark, and play areas for all ages. 

Further afield, there is the Minnewaska State Park Preserve, extending along Shawangunk Ridge before leading into the foothills of the Catskills Mountains beyond.

And with the 6,500 acres of the nearby Mohonk Preserve and its web of carriage roads and trails for hiking, running, mountain biking, and horseback riding, plus farm stands galore bringing to the roadside the land's bounty, plus ready access to urban amenities. Real estate in Gardiner offers a good blend of country life and civilized convenience.

Within Gardiner itself there are charming eateries, stores, a wine market, and post office, all housed within lovingly preserved historic buildings.

Gardiner is a small town located in Ulster County, New York. Gardiner is approximately 25 minutes from the cities of Kingston, Newburgh, and Poughkeepsie along the banks of the Hudson River, and 90 minutes north of New York City. 

The nearest significant towns to Gardiner are New Paltz (north), Modena (east), Wallkill (south), and Pine Bush (southwest). The town of Wawarsing and its attendant communities lie in the valley to the west, over Shawangunk Ridge.

The main transit route through Gardiner is U.S. Highway 44, which is also Route 55, and Gardiner’s Main Street. This road runs east to west, crossing the Wallkill River a short distance west of the town. The Interstate 87 Highway runs from north to south past Gardiner about 5 minutes east.
