It’s been a busy (and exciting!) week here at Taft Street Realty, with multiple Taft Street Clients closing back to back!  The busy summer market is definitely here and we’re pleased to announce the newest homes SOLD to our clients here in Ulster County this week, in the Town of Lloyd and Saugerties, NY!

Real estate in the Town of Lloyd is gaining popularity amongst commuters to Ulster County because of its proximity to major transportation hubs to New York City and beyond. Because of how close the Town of Lloyd is to neighboring Poughkeepsie, NY in Dutchess County, many locals who work in Poughkeepsie choose to live just over the river in the hamlet of Highland and Town of Lloyd so they don’t have to pay the more costly Dutchess taxes. Great new eateries, like the highly raved over Underground Coffee and Ales, and awesome outdoor attractions like the Walkway Over the Hudson are helping amp up the buzz around the area and have been attracting more buyers in recent years.

2016 Town of Lloyd Market Data

-23 single family homes have sold so far in 2016, ranging from $54,750 up to $490,000

-List Price Sold Ratio - Approximately 93% - Sellers on average got 93% of their last asking price so far in 2016

-Average List Price - $216,135 / Average Sold Price - $201,296

-Median List Price - $185,000 / Median Sold Price $180,000

-Average Days On Market - 162

-On average, 4-5 homes are selling per month in the Town of Lloyd

-There are currently 69 active and available Single Family homes for sale in Highland right now.

  • With 4-5 homes selling per month in the Town of Lloyd, there are approximately 15 months of inventory on the market right now. This indicates that the housing market in Highland NY is currently a Buyers Market, despite having lower inventory than other local towns.

  • Comparatively, in 2015, 53 homes were sold in the Town of Lloyd. The stats seem to show the market in Highland holding pretty steady since last year when on average, 4-5 homes were being sold per month with an average selling price of  $227,449.

48 Homestead Avenue in Saugerties, NY closed on May 24th, 2016 for $250,900. This 4 BDR, 2 BTH home is less than 10 years old and sits back on a private, dead end road. Sitting on over 2 acres of land, this home has seen some beautiful updates, including large vaulted ceilings, granite countertops in the kitchen and a jacuzzi tub in the master suite.  Our very own rockstar agent Deirdre Day secured this amazing foreclosure deal for her clients and we are very excited for them to button up a few loose ends and move in.  We think this is an immediate 300k+ home after a few cosmetic touch ups.  Congratulations to Deirdre on these two back to back sales!

Saugerties, NY is another real estate market we’re seeing being buzzed about more and more, potentially due to the fact that it’s southern neighbor of Kingston, NY is such a hot market right now that people’s searches are extending over into the next town. Saugerties is much, much more than just Kingston’s neighbor though, and buyers are seeing that as well. Saugerties has been given the title of one of the most “attractive communities on the Hudson.” The grand Diamond Mills Hotel and Tavern, sitting atop the waterfall in the middle of the village, brings in lots of business and events, as does the HITS on the Hudson Horse Shows that return every summer.  With lots of unique shops, eateries, and festivals, such as the Garlic Fest, the village and town of Saugerties will definitely be showing up on many hot market lists for Ulster County.

-60 single family homes have sold so far in 2016, ranging from $45,000 up to $840,500

-List Price Sold Ratio - Approximately 94% - Sellers on average got 94% of their last asking price so far in 2016

-Average List Price - $212,011 / Average Sold Price - $200,434

-Median List Price - $171,950 / Median Sold Price $166,770

-Average Days On Market - 133

-On average, 12 homes are selling per month in Saugerties

-There are currently 163 active and available Single Family homes for sale in Saugerties right now.

  • With 12 homes selling per month in Saugerties, there are approximately 13.5 months of inventory on the market right now. This indicates that the housing market in Saugerties NY is currently a Buyers Market.

  • In 2015, a total of 153 single family homes sold in Saugerties at an average rate of 12- 13 per month. The average price of a home sold in Saugerties in 2015 stands at $202,467, showing that the market in Saugerties is still holding at a steady pace.
