It was a very busy July and we have even more new home sales to share with you today on the blog! Taft Street Realty is happy to announce double digit happy Taft Street Clients who have bought and sold homes in Ulster County in July 2016!  Let's get right to it, shall we?

 82 Parkcrest Drive, Rosendale

82 Parkcrest Drive in Rosendale, NY closed on July 13th, 2016 for $252,000. This 3 bedroom, 2 bathroom home came with two living areas, creating a versatile layout perfect for entertaining family and guests. A spa like master bathroom and bedroom, and functional kitchen round out the interior of the home, but come summertime, the real spot to be is in the backyard. With plenty of deck space, the level backyard has lots of private and intimate sitting areas, hidden by mature plantings and landscaping and also features an inviting in-ground pool! This home had a great pride of ownership that was recognized quickly by buyers in the Rosendale market.

The location of this home couldn’t have been any more convenient, only a few minutes walk to the Rosendale Recreation center, with basketball and tennis courts, renovated community pool (now open for the summer), softball fields and more. Also, easy access to the Farmers Markets held there every Sunday or the annual Pickle Festival in the fall! Within a few minutes walk to the Trailways bus station, this is one location in Ulster County where it isn’t a necessity to have a vehicle. Outdoor enthusiasts in Rosendale can enjoy the local Rail Trail and old rail trestle, where you can take in some amazing views of the village and Rondout Creek as well as the old historic D&H Canal.

 439 Silver Hollow Road, Chichester

439 Silver Hollow Road in Chichester, NY closed on July 14th, 2016 for $345,000. This 3 bedroom, 2 bathroom farmhouse had plenty of windows and lots of light that made it open, airy and connected to the beautiful wooded lot around it. Set back off the main road, down a beautiful stone wall lined drive in the middle of a grove of tall trees is where you’ll find this home, but the mature plantings don’t hinder the panoramic mountain views that can be had off the expansive back deck of this 6 acre wooded wonderland. The country, eat-in kitchen has a farmhouse feel to it and there are spacious bedrooms and bathrooms throughout the home, as well as a separate detached shed that could be turned into a small studio space.

Chichester is a small hamlet and one of the northernmost communities in the town of Shandaken, near the border of Ulster and Greene Counties. A bit off the beaten path of Route 28, Chichester is located just past the popular community of Phoenicia, near the Phoenicia Wild Forest. This is a great area for those who enjoy winter sports, as Hunter Mountain is only a short distance away. Hiking, biking, swimming and other outdoor activities are all easily accessible from this peaceful Ulster County hamlet, for those seeking a serene place to enjoy the pristine nature around them.

 164 Sterling Place, Highland

164 Sterling Place in Highland, NY closed on July 27th, 2016 for $162,000. This 2 bedroom, 2.5 bathroom, 1,396 square foot townhouse is located in the Bridgeview Complex in the town of Lloyd and was the perfect fit for our buyer, looking for a low maintenance, move-in-ready place to call their own. There are even more perks to living within the Bridgeview complex, including use of the clubhouse, in-ground pool, playgrounds, tennis courts and more!

Bridgeview is a super convenient location for those needing to commute within and out of the Hudson Valley and Ulster County, because it is the closest Ulster County locale to the Poughkeepsie Train Station, where Metro-North will have you in Manhattan in 90 minutes. Shopping, banking, restaurants and more are all practically within walking distance at the Bridgeview Plaza, as is the Walkway Over the Hudson State Park and Franny Reese State Park. You can read up on even more about the Bridgeview TownHome Complex,  as well as learn more about the history of Highland on our blog.

68 Sterling Place, Highland

Also located in the Bridgeview complex is 68 Sterling Place in Highland, NY which closed on July 21st, 2016 for $184,000.

This 2 bedroom, 2.5 bathroom (with 1 car garage) townhouse came with many new updates and upgrades. French doors leading to the private back deck opened up to views of the woods and pond, a bit of a rarity to find a unit like this within Bridgeview. The home also boasted hardwood cherry floors throughout, a newly updated kitchen and plenty of closet storage space, as well as additional storage in the full basement. The landing off the stairs on the second story would make a great extra ‘room’ for a den, library, or office with high cathedral ceilings and lots of light.

 321 Main Street, Kingston

Located in the City of Kingston, 321 Main Street closed on July 21st, 2016 for $234,500. This 3 bedroom, 2 ½ bathroom Colonial has a good amount of room to roam for a city home, with spacious bedrooms and even a finished attic space with it’s own full bathroom and closet. With plenty of original character in this early 1900’s era home, there’s many pleasant features, like hardwood flooring throughout, original stained glass windows, a wood-burning fireplace and even a ‘sunroom’ to bring in lots of light. The home sits on a fairly deep lot, with backyard space for a garden, and even a two car detached garage.

Uptown Kingston is a great location for homeowners who enjoy a more ‘city-like’ feel, and like being close to everything.  321 Main Street is within walking distance of many shops, restaurants and businesses of Kingston and the public transportation in that area is hard to beat in Ulster County. Conveniently located near the NYS Thruway and Adirondack Trailways bus stations, traveling longer distances from here is no sweat either.

40 Meyers Road, Kingston

Outside the City of Kingston, towards the direction of West Hurley, is 40 Meyers Road, which closed on July 22nd, 2016 for $175,000. This sunny 3 bedroom and 1 bathroom ranch sits on 1.3 acres in a more private and rural area of Kingston. The home is set back off of a cul-de-sac with a large front yard and surrounded by mature trees where you can enjoy the views from the front and back decks in ultimate privacy. Interior features include an original brick fireplace, original hardwood flooring and newly updated energy efficient windows.

The location of 40 Meyers Road would suit buyers who are looking to be near all the conveniences and history of the Kingston and Woodstock area, yet who seek more privacy than what most city based homes offer. Here, in a more rural setting, you are only a 15 minute drive into Woodstock, and even less than that to reach Uptown Kingston.

213 Elmendorf Street, Kingston

213 Elmendorf Street in the city of Kingston closed on July 27th, 2016 for $153,500. This 3 bedroom, 1 bathroom home wasn’t on the market long at all before an offer was accepted on it. Competitively priced, this home had lots of new updates on the interior that blended in seamlessly with some of the ornate and intricate detailing of the original home. What makes it a standout amongst its neighbors however was the extra wide lot and deep backyard that can be hard to find in a city home. Not only is the backyard decently sized, but it has been nicely landscaped, with patio areas, plantings and even a private hot tub deck.

34 Dunneman Avenue, Kingston

34 Dunneman Avenue, just minutes away from the historic Stockade district of Uptown Kingston, closed on July 29th, 2016 for $190,000. This 4 bedroom, 2 bathroom colonial, with sweet red brick exterior,  sits on .28 acres of land, with a nice yard surrounding the 1940’s era home. With new remodeling and updates, including refinished hardwood floors, new roof and updated 200 amp electrical system, this home was ready for new buyers to move right in. The master bedroom even has ensuite bathroom, dressing room and small second story deck attached to it. A back deck, farmhouse sink and french doors give this home some highly sought after details that many buyers gravitate to.

What can we say about the location of Kingston that hasn’t been said before? It’s central, convenient, near local points of interest and is further deepening its distinction as the hip ‘new’ town north of NYC to be seen in.

 9 Fox Hollow Road, Woodstock

9 Fox Hollow Road in Woodstock, NY closed on July 27th, 2016 for $470,000. This 3 bedroom, 2 bathroom, 2,527 square foot Contemporary is filled with charming character and details. Interior highlights include cathedral ceilings and a 25 foot tall stone fireplace in the living room, with a full wall of massive windows looking out onto the private backyard, complete with large pond and waterfall! The master suite also includes its own stone fireplace, ensuite with jacuzzi tub and large walk in closet. An open floor plan and commercial style kitchen, complete with double ovens and large center island, round out the living space features. The exterior of the home is just as detailed, with lots of stone patios and landscaping, and of course the beautiful water features.

Woodstock is a very sought after location in Ulster County. Many are drawn to it for the musical fame and celebrity status that has surrounded it, while many more are drawn to it for its free-thinking, culturally accepting vibe. For whatever the reasonings, with such great interest in this area, many Woodstock homes can be quite pricier than in other Ulster County towns, yet with good reason. The mountain views are unbeatable, the shops and restaurants in and outside the village are great and you could be bumping elbows with famous musicians or celebs. Transportation is quick and easy, and only roughly 2 hours north of Manhattan, Woodstock is a great escape from the city, without having to travel very far.

The best part about this month's update, is all the happy clients we've served.  That's what's really important at the end of the day.  Each home sale comes with unique circumstances and specific challenges that are often managed "behind the scenes".  We pride ourselves on always putting the client first and even though things may appear seamless on the outside, it's that hard work and attention to details on the backend that really allow us to serve our clients well and achieve the results we're known for getting.  When it comes to buying or selling, there's a right and wrong way to get to the closing table and it's our mission to do the right things, all the time, even when nobody is looking.  "Service before sales" is what we live by and we look forward to continuing our high level concierge style services for years to come.
