Newly Updated City Charm_O7A1028.jpg

This 1348 square foot 3 BDR, 1BTH home is a mix of charming intricate details from the home’s original 1900’s structure blended seamlessly with new updates and modern details, too many to list in this move-in-ready gem! Let the sunshine sparkle in from the stained glass window above the front door into the cozy living room with modern divider opening up the living room to the rest of the house. A glass french doorway leads you into the formal dining room, circling through to the eat in kitchen with granite countertops. 3 bedrooms and a full bathroom upstairs round out this charming two story that is just the right amount of space. The backyard is fully fenced in and private for a home within the city of Kingston and the extra wide lot gives you room to move around between you and your neighbors- something that is a rarity in this price point in the Kingston market! A red brick walkway leads you through the landscaped yard to the private outdoor dining area with firepit. A shed and an additional fenced in private deck contains a sunken in hot tub where you can enjoy a dip without the neighbors knowing! _O7A1036.jpg

Location, Location, Location!

For those seeking a more city like location within Ulster County, look no further than Kingston, NY! Located only a block from the main thoroughfare of Albany Avenue, this home is within walking distance of the shops, restaurants, strip malls and businesses of Albany/Ulster Avenue. For places that may be just a bit too far to trek on foot, Kingston City buses run constantly, making travel within the city a breeze, even without a car. If you need to get a bit further out of town, the Adirondack Trailways Bus Depot is only 10 minutes from your front door, and those buses will take you to surrounding towns, Albany, New York City and wherever else you need to get to. Less than an hour from area ski resorts of Windham and Belleayre Mountain, Albany International Airport and only 30 minutes to reach the Poughkeepsie train station for Metro North to New York City. Kingston is also centrally located to other local hotspots of Woodstock, Stone Ridge, High Falls, and New Paltz. _O7A1065.jpg

Like some of its neighboring towns, Kingston is seeing quite a recent surge of interest in real estate, perhaps thanks in part to some of the hype in our area becoming the ‘new Brooklyn’ as many trendy first time homebuyers are making the move further north. The lively ‘downtown’ area on the Rondout Creek is filled with specialty shops and restaurants and plays hosts to lots of community events, parades and more. Uptown Kingston is made up of the historic Stockade District and even more unique shopping and too many restaurants to name (If you’re interested in some of our favorite restaurants in Uptown Kingston, check out our Taste of Uptown Kingston blog)! Here you can even re-live a page from a history book at the bi-annual Burning of Kingston, where Kingston residents and historians gather to re-live the day the Colonial Brits burned almost every inch of their city to the ground. Even Midtown Kingston, which hasn’t always had the best rap, is being revived and getting a big facelift, with many abandoned factories being renovated into new artists lofts and event spaces that will eventually transform the area into an Artist Corridor. _O7A1111.jpg

These homes in the City Kingston are selling at a rate of 12-13 per month, down just a bit from 2015 where home averaged at about 15 sold per month. Since then however, the average selling price of homes in the City of Kingston has risen slightly, averaging out at $135,195 in 2015 and currently holding around $137,629.
